The new development at 55 Old Broad Street is a major office-led regeneration project in the heart of the City of London, just moments from Liverpool Street Station.

Led by Land Securities and designed by Fletcher Priest Architects, the scheme will deliver a striking 23-storey tower providing around 270,000–360,000 sq ft of high-quality workspace, alongside retail, food and beverage, and cultural uses at lower levels. The project also retains and refurbishes key existing structures on the site, including a Grade II listed Victorian Bath House, helping to preserve the historic character of the area. Once complete, the building is intended to act as a new gateway between Liverpool Street and the eastern part of the city, supported by an enhanced public realm and improved pedestrian routes.

Sustainability is central to the redevelopment, with 55 Old Broad Street targeting net zero carbon in both construction and operation. The design prioritises retention and reuse of existing materials, all‑electric building systems, and renewable energy, significantly reducing embodied carbon compared with a full rebuild.

In addition to modern, flexible office floors designed for post‑pandemic working patterns, the scheme will introduce maker spaces, cultural venues and active ground-floor uses to create a seven-day destination rather than a traditional weekday office block. The development is positioned to become one of the City’s flagship examples of sustainable, mixed-use commercial architecture.
